Selling an Inherited Home in the Denver Area

Inherited a home in the Denver area? We help you compare your sale options and coordinate the property work, from cleanout and repairs through closing. You can start with the home exactly as it is.

At Colorado Estate Services, we help personal representatives and families take care of the home and get it sold. Whether you live down the street or across the country, we can coordinate the cleanout, contractors, preparation, and sale so you don’t have to manage it all yourself.

You’ll work with Dave Quale and Matt Cobb, with one point of contact for the property from the first walkthrough through closing.

Let’s start with the home and what you need

You don’t need to clean out the house or decide what to fix before calling us. We’ll walk through the property, talk about your goals and timing, and help you figure out where to start.

That might mean selling the home as it sits. It might mean clearing it out and making a few improvements first. We’ll look at nearby sales, the home’s condition, and the cost of any work so you can decide what makes sense before spending money.

Sell as-is or make a few improvements?

Some homes are best sold without taking on repairs. Others may benefit from paint, flooring, cleaning, or a few specific fixes. A full remodel isn’t always necessary.

If you’ve already received a cash offer, we can help you compare it with listing the property on the market. We’ll talk through the expected selling costs, preparation expenses, and time involved with each option.

If you decide to do work before selling, we can gather contractor bids, coordinate access, and keep the projects moving. You approve the work and costs before we move forward.

Sale optionWhat we help you compare
List the home as-isMarket the property in its current condition. Review a realistic price range, selling expenses, and any basic cleanout or safety needs.
Prepare the home and listCompare targeted work, contractor bids, preparation time, and estimated sale proceeds before approving a budget.
Consider an existing cash offerReview the offer’s price, terms, fees, and timing alongside a market listing so you can make an informed choice.

An as-is sale can still be a market listing. You do not have to accept a direct cash offer simply because the property needs work. We help you compare the practical tradeoffs for your home and goals.

We handle the details from cleanout to closing

Every property needs something different. Here are some of the things we can help coordinate:

  • Personal belongings: Connecting you with estate sale, donation, and cleanout services after you decide what you’d like to keep.
  • Repairs and updates: Getting bids and coordinating painting, flooring, plumbing, electrical work, and other needed repairs.
  • Care for an empty home: Changing locks, arranging property checks, blowing out sprinklers, and addressing maintenance while the home is vacant.
  • Getting ready to list: Cleaning, landscaping, staging, photography, and pricing the home.
  • Managing the sale: Marketing, showings, offers, negotiations, inspections, and the details leading up to closing.

Help for local and out-of-state families

Living nearby doesn’t mean you have time to meet three contractors, organize a cleanout, or check on an empty house every week. You may be balancing work, family, and the rest of the estate. We can take those property tasks off your plate even if you’re just a few minutes away.

If you live outside Colorado, we can be your local point of contact, meeting vendors at the home and keeping you updated without requiring you to travel back for every appointment. Learn more about our help for out-of-state families.

We’ll keep you informed as the work and sale move forward. When an attorney or fiduciary is involved, we can keep them updated too. Your attorney handles the legal questions, and we work with them and the title company on the documents needed for the sale.

Wheat Ridge: a cleanout and a market sale

At 4006 Ames Street, a family had received cash offers around $100,000. We coordinated an $800 cleanout and brought the home to market. It sold for $190,000, with 15 days from going on the market to closing.

The $90,000 difference compares the prior offers with the gross sale price, before selling expenses. It shows why it can help to evaluate a property before accepting an initial offer.

Aurora: preparing a home for a family in Illinois

At 351 Nome Street, we coordinated winterization, a new roof, carpet cleaning, and a deep clean while the family handled the estate from Illinois. Preparation took approximately two months and cost approximately $20,000.

The home was listed at $450,000, went under contract in two days, and sold for $465,000. The two days to contract did not include preparation or the time from contract to closing. These examples reflect different homes and circumstances; the right plan depends on the property.

Serving the Denver metro and surrounding areas

We help families with properties in Denver, Arvada, Lakewood, Aurora, Centennial, and surrounding communities. If the home is farther out, send us the address and we’ll let you know whether we can help.

You don’t have to have it all figured out

Whether you’re ready to sell or still trying to work out what to do with the home, we’re happy to talk. Start with the address and a little about your situation, and we’ll help you figure out the next step.

Tell us the property address, what you know about its condition, whether anyone is living there, and your preferred timing. We can discuss a walkthrough and the next practical steps.
